LEGAL NOTICE

 

NOTICE IS HEREBY GIVEN that the Lower Southampton Township Zoning Hearing Board will hold a public hearing on June 22, 2021 beginning at 7:00 P.M. at the Lower Southampton District Courthouse Building, 1500 Desire Avenue, Feasterville, PA 19053 for the purposes of considering the following applications:

 

Application Z21-04.   Application of John E. Clapp, legal owner of property identified as Bucks County Tax Map Parcel 21-608-176. The Applicant seeks the following in connection with a proposal to subdivide the property: a variance from Section 27-403 of the Zoning Ordinance to permit a lot width of 31.44’, whereas 100’ is required at the front property line.

 

Application Z21-03.   Application of Feasterville Realty Associates, LP, legal owner of property identified as Bucks County Tax Map Parcels 21-011-038-001, 21-011-038-002 and 21-011-038-008. The Applicant seeks the following in connection with a repurposing of an existing shopping center: (1) a variance from Section 27-902.E of the Zoning Code to permit an increase of the existing impervious surface ratio from 73% to 73.26%, whereas only 60% is permitted; (2) a variance from Section 27-1403.H(12)(b)(1) of the Zoning Ordinance to permit a pick-up only accessory drive-through facility with a partial bypass/escape lane, whereas a bypass/escape lane is required for all drive-through facilities; (3) a variance from sections 27-2007.13.F(2) and 27-2008.1(12) of the Zoning Ordinance to permit an increase in the square footage of an existing plaza sign from 157 square feet to 183.48 square feet to allow the addition of an  electronic reader board to the plaza sign on the property which has street frontage in excess of 100′, whereas a maximum of 120 SF of sign area is permitted; and (4) a variance from section 27-2307.1 of the Zoning Ordinance to permit an extension of time to obtain a zoning permit from 6 months to 18 months in order to proceed through the land development process.
