NOTICE IS HEREBY GIVEN that the Lower Southampton Township Zoning Hearing Board will hold a public hearing on November 18, 2021 beginning at 7:00 P.M. at the Sarah Mitchell Community Center, 1500 Desire Avenue, Feasterville, PA 19053 for the purpose of considering the following application:

Application Z21-09. Application of Kennedy Real Estate Associates, L.P., owner of the property at 537 Bustleton Pike, identified as Bucks County Tax Map Parcel 21-010-226-001. The Applicant seeks the following in connection with a proposal to use the property for motor vehicle sales with a detail center: 1) a variance from Section 27-902.E of the Zoning Ordinance to permit 91.07% of the lot area to have impervious coverage, whereas a maximum of 60% is allowed; 2) a variance from Section 27-902.G to permit a buffer yard separating a residential use from a nonresidential use of 4.67 feet, whereas 25 feet is required; 3) a variance from Section 27-1707.1(A) to permit less than the required visual barrier or landscape screen of sufficient density and height; and 4) a variance from Sections 27-1804.B(3) and 27-1804.C to permit disturbance of 86.6% of slopes 25% or greater and to remove 93.4% of the wooded area, where no more than 15% of slopes 25% or greater be disturbed and no more than 30% of wooded areas be cleared.
