NOTICE IS HEREBY GIVEN that the Lower Southampton Township Zoning Hearing Board will hold a public
hearing on December 10, 2024, beginning at 7:00 P.M. at the Lower Southampton Township
Administration Building, 1500 Desire Avenue, Feasterville, PA 19053 for the purpose of
considering the following application:
Application Z24-04. Application of Classic JAI, LLC, owner of the property, located at 190 W.
Street Road (SR-132), identified as Bucks County Tax Map Parcel No. 21-007-001- 001 (the
“Property”), located in the C-2, Heavy Commercial Zoning District of Lower Southampton Township.
Thorough decision issued by the Zoning Hearing Board, on July 12, 2024, Applicant obtained certain
zoning relief to subdivide the subject property, retain an existing motor vehicle fueling station
on one lot (proposed Lot A), and develop the other lot with a 4,860 square foot retail store and
other improvements (proposed Lot B). Applicant now seeks additional relief to clarify the permitted
uses and conditions of relief. Applicant seeks a special exception pursuant to §27-901.2 of the
Lower Southampton Township Zoning Ordinance to permit the existing motor vehicle fueling station to
remain on Lot A, and a variance, which may be characterized as a request for administrative
correction, to modify condition #2 of the July 12, 2024 decision to reflect that the stormwater
management facilities on Lot B be designed to accommodate an additional 25% of the existing
improvements on Lot A only, as opposed to 125% of the lot area for both Lots A and B.
All interested persons are invited to attend and participate in accordance with the rules and
procedures prescribed by Lower Southampton Township Zoning Hearing Board.
