NOTICE IS HEREBY GIVEN that the Lower Southampton township zoning Hearing Board will hold a public hearing on February 28, 2023, beginning at 7:00 PM at the Lower Southampton Township Administration Building, 1500 Desire Avenue, Feasterville, PA 19053 for the purpose of considering the following applications:
Application Z23-01. Application of Resolute Real Estate Investment Group, c/o Pete DiGiannantonio owner of the property at 2024 Summit Avenue, identified as Bucks County Tax Map Parcel 21-035-147 (the “Property”), located in the R-3 Residential zoning District of Lower Southampton Township. Applicant seeks to subdivide a 14,851 square foot property into two 7,290.6 square foot lots to support a single-family residential dwelling on each property. §27-603.A of the Lower Southampton Township Zoning Ordinance requires a minimum lot area of 9,000 square feet. applicant seeks a variance from §27-603.A to create the undersized lots accordingly.
Application Z23-02. Application of Carmen Petrella owner of the property at 530 Clearview Avenue, identified as Bucks County Tax Map Parcel 21-016-458 (the “Property”), located in the I, Industrial zoning District of Lower Southampton Township. Applicant seeks to redevelop the property by removing existing structures and constructing a 5,535 square foot building. The property carries multiple pre-existing legal nonconformities, including lot size, front, side, and rear yard, impervious surface coverage, and buffer yard. Applicant requests a variance from §27-1002 of the Lower Southampton Township Zoning Ordinance to permit a planted buffer yard of less than 25 feet in width between the subject site and adjacent residential uses or zoning district.
