NOTICE IS HEREBY GIVEN that the Lower Southampton Township Zoning Hearing Board will hold a public hearing on June 27, 2023 beginning at 7:00 PM at the Lower Southampton Township Administration Building, 1500 Desire Avenue, Feasterville, PA 19053 for the purpose of considering the following application:

Application Z23-06.  Application of BT Feasterville, LP, owner of the property at 105 E. Street Road, identified as Bucks County Tax Map Parcel Nos. 21-011-008, 21-011-001, 21-011-008-002 and 21-011-008-003 (the “Property”), located in the C-2, Heavy Commercial Zoning District of Lower Southampton Township.

Applicant seeks to construct a freestanding building on the subject site.  To facilitate construction, Applicant requests the following relief from the Lower Southampton Township Zoning Ordinance (“Ordinance”): (1) a variance from §1720.B.1, to allow a front yard setback of no less than 76.4 feet, as measured to the structure supporting the front entrance door, and 79.4 feet to the main structure, where 100 feet is required.  In the alternative, Applicant seeks an interpretation that the reduced front yard is an existing legal nonconformity; (2) a special exception pursuant to §27-2102, to allow the nonconforming number of parking spaces to be expanded by 25%.  In the alternative, Applicant is requesting a variance from §27-1901.P, to permit fewer than the required number of parking spaces; and (3) a variance from §27-2008.1.A.(5), to allow for an additional ground sign on the Subject Property.
