NOTICE IS HEREBY GIVEN that the Lower Southampton Township Zoning Hearing Board will hold a public hearing on March 26, 2024, beginning at 7:00 P.M. at the Lower Southampton Township Administration Building, 1500 Desire Avenue, Feasterville, PA 19053 for the purpose of considering the following application:

Application Z24-01. Application of Classic JAI, LLC, owner of the property, located at 190 W. Street Road (SR-132), identified as Bucks County Tax Map Parcel No. 21-007-001-001 (the “Property”), located in the C-2, Heavy Commercial Zoning District of Lower Southampton Township. Applicant seeks to subdivide the subject property, located at the corner of Street Road and Pennsylvania Boulevard, resulting in two undersized lots. Lot A is proposed to retain the existing motor vehicle fueling station use. Lot B is proposed to support a 4.930 sf retail shop. Applicant seeks variances from the Lower Southampton Township Zoning Ordinance (“Ordinance”) for impervious surface coverage, rear yard setback, lot area, minimum lot width, encroachment into buffer yards, and parking, on Lot A. Applicant seeks variances for lot area, side yard setback, rear yard setbacks, and encroachment into required buffer yard, for Lot B.
