NOTICE IS HEREBY GIVEN that the Lower Southampton Township Zoning Hearing Board will hold a public hearing on Tuesday, April 14, 2026, beginning at 7:00 P.M. at the Lower Southampton Township Administration Building, 1500 Desire Avenue, Feasterville, PA 19053 for the purpose of considering the following application:

Application Z26-03. Application of Cavallo Properties & Management, Inc., regarding property, located on Front Street, identified as Bucks County Tax Map Parcel No. 21-030-011 (the “Property”), located in the TC, Town Center Zoning District of Lower Southampton Township. Applicant seeks to redevelop the subject property replacing the existing improvements with a multi-tenant retail strip building designed to serve neighborhood-scale commercial uses. To facilitate the project, Applicant requests the following variances from the Lower Southampton Township Zoning Ordinance: (1) from §27-1304(6)(C), to permit the parking lot to remain unscreened from the street, where it is required that any parking lot visible from a street be continuously screened by a 3-foot-high wall, fence or plantings; (2) from §27-1303(6), to permit the construction of a one-story building, where a minimum two-story building is required; (3) from §27-1306(1)(B), to permit the development without the installation of sidewalks along the street frontage, where sidewalks are required to be provided along street frontages; (4) from §27-1305, to permit the development without compliance with the required streetscape and green area standards along the street frontage; and, (5) from §27-1304(A)(3), to permit parking within ten (10) feet of the ultimate legal right-of-way, where it is required that parking areas be set back a minimum of ten (10) feet from the legal right-of-way.
All interested persons are invited to attend and participate in accordance with the rules and procedures prescribed by Lower Southampton Township Zoning Hearing Board.
