LEGAL NOTICE

NOTICE IS HEREBY GIVEN that the Lower Southampton Township Zoning Hearing Board will hold a public hearing on September 28, 2021 beginning at 7:00 P.M. at the Sarah Mitchell Community Center, 1500 Desire Avenue, Feasterville, PA 19053 for the purpose of considering the following application:

Application Z21-06. Application of Cellco Partnership, d/b/a Verizon Wireless, lessee of the property at 1045 Bustleton Pike, identified as Bucks County Tax Map Parcel 21-7-189. The Applicant seeks the following in connection with a proposal to install a wireless telecommunications facility: 1) a variance from Section 27-901 of the Zoning Ordinance to permit the construction of a cellular telecommunications facility in the C-2 Heavy Commercial District, whereas this use is not otherwise permitted; 2) a variance from Section 27-1403(F)(6)(h)(l) of the Zoning Ordinance to allow the cellular telecommunications facility to extend to a height of 158 feet, whereas 85 feet is permitted; a variance from Section 27-1403(F)(6)(b) of the Zoning Ordinance to establish the compound for the cellular telecommunications facility without buffer plantings; and 4) a variance from Section 27-1403(F)(6)(h)(3) of the Zoning Ordinance to allow a setback for the proposed cellular telecommunications facility of 26 feet from the southeast property line, whereas 158 feet is required.

Application Z21-07.   Application of (Zero) Prop. L.P., by Gerard Clabbers, G.P. and Gerard and Ann Clabbers, H&W, owners of the properties at 242 W. Bristol Road and 157 Henry Avenue, identified as Bucks County Tax Map Parcels 21-008-005 and 21-008-006.1.  The Applicant seeks the following in connection with a proposal to develop residential dwellings on the property: a variance from Section 27-403(E) of the Zoning Ordinance to permit an impervious surface ratio of 38.1%, whereas 30% is otherwise required.
