NOTICE IS HEREBY GIVEN that the Lower Southampton Township Zoning Hearing Board will hold a public hearing on Tuesday, May 26, 2026, beginning at 7:00 P.M. at the Lower Southampton Township Administration Building, 1500 Desire Avenue, Feasterville, PA 19053 for the purpose of considering the following application:

Application Z26-05. Application of St. George Georgian Orthodox Church, owner of the property, located at 412 Philmont Avenue, identified as Bucks County Tax Map Parcel No. 21-014-048 (the “Property”), located in the R-3, Residential Zoning District of Lower Southampton Township.

Applicant seeks to construct an approximately 4,921 square foot cathedral building and related improvements on the Subject Property. Pursuant §27-1718(1) of the Lower Southampton Township Zoning Ordinance (“Ordinance”), the maximum building height is 35 feet. Applicant seeks relief under one of the following theories: (1) an appeal of the determination of the Zoning Officer dated February 24, 2026 determining the building height of the proposed cathedral building is 63′-2″; (2) a variance from §27-1718(1) to permit a building height of 43′-6″ if the determination of the Zoning Officer is reversed, where a maximum building height of 35′ is permitted; and, (3) in the alternative, a variance from §27-1718(1) to permit a building height of 63′-2″ if the determination of the Zoning Officer is upheld, where a maximum building height of 35′ is permitted.

All interested persons are invited to attend and participate in accordance with the rules and procedures prescribed by the Lower Southampton Township Zoning Hearing Board.
