LEGAL NOTICE

NOTICE IS HEREBY GIVEN that the Lower Southampton Township Zoning Hearing Board will hold a public hearing on Tuesday, December 9, 2025, beginning at 7:00 P.M. at the Lower Southampton Township Administration Building, 1500 Desire Avenue, Feasterville, PA 19053, for the purpose of considering the following applications:

Application Z25-19. Application of Ozod Haydarov, for property, located at 41 Terry Drive, identified as Bucks County Tax Map Parcel No. 21-013-007-006 (the “Property”), located in the BT, Business Technology Zoning District of Lower Southampton Township. Applicant, equitable owner of the subject property, seeks to use the property for a Use 38 Motor Vehicle Repair Garage. The subject property is located in the BT Business Technology Zoning District. Use 38 is not permitted in the BT District. Applicant seeks a variance for Use 38, accordingly.

Application Z25-15. Application of Farouk & Wiam Mutan, for property, located at 19 Lewis Street, identified as Bucks County Tax Map Parcel No. 21-007-210 (the “Property”), located in the R-2, Residential Zoning District of Lower Southampton Township. Applicant seeks to construct a two-story addition to the existing single-family dwelling. To accommodate the addition, as initiated, Applicant seeks a variance from the twenty-five (25) foot aggregate side yard setback required pursuant to §27-503.D of the Lower Southampton Township Zoning Ordinance (“Ordinance”), to leave a resulting twenty-one (21) foot aggregate side yard; and either confirmation of an existing lawfully nonconforming 9.5 foot side yard setback, or a variance from the ten foot individual side yard setback requirement found at §27-503.D of the Ordinance, to accommodate the existing dwelling.

Application Z25-16. Application of Michael Alexander, II, owner of the property, located at 1739 Buck Road, identified as Bucks County Tax Map Parcel No. 21-008-163 (the “Property”), located in the R-1, Residential Zoning District of Lower Southampton Township. Applicant seeks to subdivide a residential property resulting in a proposed three (3) residential lots. To achieve the subdivision, Applicant seeks the following variances from the Lower Southampton Township Zoning Ordinance: (1) from §27-1804(E)(1) to permit land disturbance activities within the Riparian Zone 1 for Lot 3 as the building envelope is partially within Zone 1, where no land disturbance within Riparian Zone 1 is otherwise permitted; (2) from §27-1804(E)(2) to permit land disturbance activities within the Riparian Zone 2 for Lot 3, which has partial riparian buffer disturbance within Zone 2, where no land disturbance within Riparian Zone 2 is otherwise permitted; and, (3) from §27-1805(1) to permit a portion of the building envelope for Lot 3 to be within the riparian buffer area, where no building envelope is otherwise permitted.
