NOTICE IS HEREBY GIVEN that the Lower Southampton Township Zoning Hearing Board will hold a public hearing on Tuesday, April 28, 2026, beginning at 7:00 P.M. at the Lower Southampton Township Administration Building, 1500 Desire Avenue, Feasterville, PA 19053 for the purpose of considering the following application:
Application Z26-04. Application of 237 Elmwood, LLC, regarding property, located at 237 Elmwood Avenue, identified as Bucks County Tax Map Parcel No. 21-012-304 (the “Property”), located in the R-2, Residential Zoning District of Lower Southampton Township. Applicant seeks to construct an 821 square foot expansion to the existing restaurant use (Fireside Inn). In order to facilitate the proposed improvements, Applicant seeks the following zoning relief from the Lower Southampton Township Zoning Ordinance (“Ordinance”): (1) a special exception pursuant to §27-2102(3) to allow for the expansion of the existing nonconforming use to the maximum allowed aggregate of 25%, or in the alternative a variance to allow for the expansion of the existing nonconforming use in excess of the allowed aggregate of 25%; (2) a variance from §27-1707(5) to allow the parking lot to be located in the buffer yard, where no structure is permitted in the buffer yard; (3) a variance from §27-1707(5) to allow the stormwater management system to be located in the buffer yard, where no structure is permitted in the buffer yard; (4) a variance from §27-1715(1) to allow the parking lot to be located 7.5 feet off of the ultimate right of way within the front yard buffer, where no building or structure is permitted; (5) a variance from §27-1723(1) to allow the dumpster pad to be located in the front yard setback of Hazel Avenue, where no structures are permitted within the front yard setback; (6) a variance from §27-1901(R) to provide 45 parking spaces, where 61 parking spaces are required; and, (7) a variance from §27-503.F to allow for an impervious surface ratio of 70% where 40% is permitted.
