NOTICE IS HEREBY GIVEN that the Lower Southampton Township Zoning Hearing Board will hold a public hearing on July 14, 2026 beginning at 7:00 PM at the Lower Southampton Township Administration Building, 1500 Desire Avenue, Feasterville, PA 19053 for the purpose of considering the following application:

Application Z24-02. Application of JMAC Investments, LLC, equitable owner of the property, a vacant lot, located on Neshaminy Avenue, identified as Bucks County Tax Map Parcel No. 21-032-135 (the “Property”), located in the R-3, Residential Zoning District of Lower Southampton Township.  Applicant seeks to construct a two-story single-family dwelling on the subject property.  The property borders the C-1 Light Commercial District.

On remand from the Pennsylvania Commonwealth Court, the Zoning Hearing Board is to consider whether a variance from §27-603 of the Lower Southampton Township Zoning Ordinance to permit the construction with a rear yard setback of zero feet on a lawful nonconforming lot, where not less than 25 feet is required, is de minimis.  The Zoning Hearing Board also has to consider whether variances from §27-603(G) and §27-1707 to permit the building without a buffer between the R-3 parcel and the adjoining C-1 district, are applicable or warranted for development.

All interested persons are invited to attend and participate in accordance with the rules and procedures prescribed by Lower Southampton Township Zoning Hearing Board.
