NOTICE IS HEREBY GIVEN that the Lower Southampton Township Zoning Hearing Board will hold a public hearing on Tuesday, May 27, 2025, beginning at 7:00 P.M. at the Lower Southampton Township Administration Building, 1500 Desire Avenue, Feasterville, PA 19053 for the purpose of considering the following application:
Application Z25-05. Application of St. George Georgian Orthodox Church, owner of the property, located at 412 Philmont Avenue, identified as Bucks County Tax Map Parcel No. 21-014-048 (the “Property”), located in the R-3, Residential Zoning District of Lower Southampton Township. Applicant seeks to construct a cathedral and bell tower on the subject 205,516 square foot property. The property has supported a church building and use since 2013. The proposed cathedral height is 95 feet. The proposed bell tower (accessory structure) height is 41.5 feet. §27-1718 of the Lower Southampton Township Zoning Ordinance (“Ordinance”) limits building height to 35 feet, up to 80 feet where certain setback requirements are met. Accessory structures are limited to 15 feet in height. Applicant seeks variances from both provisions.

Application Z25-06. Application of Vardgas Oganisean/V&V Holdings, LLC, owner of the property, located at 116 Second Street, identified as Bucks County Tax Map Parcel No. 21-010-118 (the “Property”), located in the R-3, Residential Zoning District of Lower Southampton Township. Applicant proposes to subdivide an existing lot into two lots, each to support a single-family dwelling. §27-603A of the Lower Southampton Township Zoning Ordinance (“Ordinance”) requires a 9,000 square foot lot area. §27-603.C of the Ordinance requires a minimum eight (8) foot side yard on each side, with a minimum aggregate of 20 feet. The proposed lots are on the order of 5,300 square feet each. The proposed side yards are less than required by Ordinance. Applicant seeks variances to support the proposed subdivision and development.

Application Z25-03. Application of Mark Hanson/Hanson Brothers General Contracting, LLC, owner of the property, located at 1941 Oakford Avenue, identified as Bucks County Tax Map Parcel No. 21-035-123 (the “Property”), located in the R-3, Residential Zoning District of Lower Southampton Township. Applicant seeks to replace a single-family dwelling on the existing nonconforming corner lot (nonconforming as to lot size and front yard setbacks). Applicant seeks variances from §27-603 area and dimensional requirements of the Lower Southampton Township Zoning Ordinance to permit construction of the new single family dwelling on the undersized lot with one reduced front yard.
