NOTICE IS HEREBY GIVEN that the Lower Southampton Township Zoning Hearing Board will hold a public hearing on Tuesday, June 10, 2025, beginning at 7:00 P.M. at the Lower Southampton Township Administration Building, 1500 Desire Avenue, Feasterville, PA 19053 for the purpose of considering the following application: Application Z25-07. Application of Carole Alexander, owner of the property, located at 434 Hazel Avenue, identified as Bucks County Tax Map Parcel No. 21-016-335 (the “Property”), located in the R-3, Residential Zoning District of Lower Southampton Township. Applicant seeks to subdivide the existing 12,000 square foot parcel creating lots of approximately 6,300 and 5,100 square feet, respectively. The lots are each proposed to support a single-family dwelling. In order to effectuate the proposed subdivision, the Applicant is seeking a variance from §27-603.A of the Lower Southampton Township Zoning Ordinance to permit the undersized lots where minimum lot area is 9,000 square feet, and a variance to permit a front yard setback of 25.94 feet on one of the proposed lots, where 30 feet is required for each lot. All interested persons are invited to attend and participate in accordance with the rules and procedures prescribed by Lower Southampton Township Zoning Hearing Board.

Application Z25-08. Application of Antimo DeRocco, owner of the property, located at 135 Pheasant Run, identified as Bucks County Tax Map Parcel No. 21-002-002-015 (the “Property”), located in the R-2, Residential Zoning District of Lower Southampton Township. Applicant proposes a two story addition to the existing single-family dwelling. The addition is proposed to support a 900 square foot In-Law Dwelling. Applicant seeks variances from §27-503 of the Lower Southampton Township Zoning Ordinance (“Ordinance”) to permit a post construction impervious surface coverage of 43.5% where a maximum of 40% is permitted, and from §27-1403.H(11)(j) re Use 78 Accessory In-Law Dwellings, to permit the In-Law Dwelling to occupy 900 square feet where the maximum permitted is 600 square feet.
