LEGAL NOTICE

 NOTICE IS HEREBY GIVEN that the Lower Southampton Township Zoning Hearing Board will hold a public hearing on Tuesday, August 26, 2025, beginning at 7:00 P.M. at the Lower Southampton Township Administration Building, 1500 Desire Avenue, Feasterville, PA 19053 for the purpose of considering the following application:

Application Z25-10. Application of Patrick & Claudia McCullough, owners of the property, located at 452 Larchwood Avenue, identified as Bucks County Tax Map Parcel No. 21-016-261 (the “Property”), located in the R-3, Residential Zoning District of Lower Southampton Township. Applicants propose to construct a two story addition to the rear of their existing single-family dwelling.  Applicants seek a variance from §27-603(D) of the Lower Southampton Township Zoning Ordinance to permit the proposed construction to encroach into the 25 foot rear yard setback required, leaving a setback of 12 feet. Applicants further assert that an existing shed violates the rear yard setback and request relief for same.

All interested persons are invited to attend and participate in accordance with the rules and procedures prescribed by Lower Southampton Township Zoning Hearing Board.


NOTICE IS HEREBY GIVEN that the Lower Southampton Township Zoning Hearing Board will hold a public hearing on Tuesday, August 26, 2025, beginning at 7:00 P.M. at the Lower Southampton Township Administration Building, 1500 Desire Avenue, Feasterville, PA 19053 for the purpose of considering the following application:

Application Z25-11. Application of Cavallo Properties & Management, Inc., owner of the property, located on Front Street, identified as Bucks County Tax Map Parcel No. 21-030-011 (the “Property”), located in the TC, Town Center Zoning District of Lower Southampton Township. Applicant seeks to redevelop the subject property.  As part of the redevelopment, Applicant seeks the following variances from the Lower Southampton Township Zoning Ordinance:  (1) from §27-1303.6, to allow the construction of a one-story building where a minimum of two-stories is required; (2) from §27-1304.6.C, to not require the parking lot to be visibly screened from the street by a three foot wall or fence; (3) from §27-1306.1.A, to not require the installation of 8 foot wide sidewalks along all street frontages; (4) from §27-1308.1, to not require the installation of street trees in tree wells or planter strips; and, (5) from §27-1308.2.B, to not install a minimum three foot wide perimeter parking lot landscaping area.
