LEGAL NOTICE

NOTICE IS HEREBY GIVEN that the Lower Southampton Township Zoning Hearing Board will hold a public hearing on Tuesday, September 9, 2025, beginning at 7:00 P.M. at the Lower Southampton Township Administration Building, 1500 Desire Avenue, Feasterville, PA 19053 for the purpose of considering the following application:

Application Z25-12. Application of Thomas Ehresmann, owner of the property, located on 1217 Haines Avenue, identified as Bucks County Tax Map Parcel No. 21-035-087 (the “Property”), located in the R-3, Residential Zoning District of Lower Southampton Township. Applicant seeks to construct a 24′ x 28′ pole barn to the rear of the existing single-family dwelling. §27-202 of the Lower Southampton Township Zoning Ordinance, Use 70 Accessory Building, limits the footprint of a residential accessory building to 500 square feet. Applicant seeks a variance to permit the pole barn to be treated as an Accessory Building greater than 500 square feet in size.

NOTICE IS HEREBY GIVEN that the Lower Southampton Township Zoning Hearing Board will hold a public hearing on Tuesday, September 9, 2025, beginning at 7:00 P.M. at the Lower Southampton Township Administration Building, 1500 Desire Avenue, Feasterville, PA 19053 for the purpose of considering the following application:

Application Z25-13. Application of Shaun and Patricia McClain, owners of the property, located at 1821 Rich Hill Road, identified as Bucks County Tax Map Parcel No. 21-012-024 (the “Property”), located in the R-1, Residential Zoning District of Lower Southampton Township. Applicants propose to construct an accessory detached garage with a footprint of 40′ x 24′, and a height of 12′, to the rear and side of the existing single-family dwelling. Applicants seek a variance from §27-1403(H)(3) Use 70 Residential Accessory Building or Structure, to permit the detached garage with a footprint of 960 square feet where a maximum of 500 square feet of ground floor area is permitted.

NOTICE IS HEREBY GIVEN that the Lower Southampton Township Zoning Hearing Board will hold a public hearing on Tuesday, September 9, 2025, beginning at 7:00 P.M. at the Lower Southampton Township Administration Building, 1500 Desire Avenue, Feasterville, PA 19053 for the purpose of considering the following application:

Application Z25-14. Application of 0 Philmont LLC/Same Laghzaoui, for property, located on 281 Philmont Avenue, identified as Bucks County Tax Map Parcel No. 21-013-004 (the “Property”), located in the BT, Business Technology Zoning District of Lower Southampton Township. Applicant sought a zoning permit to allow a fence in the front yard of the property and a use application to permit a towing yard to park cars on a temporary basis. By letters dated July 23, 2025, the Zoning Officer denied the permit requests. Applicant appeals the permit denials and requests additional relief, including: a challenge to the validity of the ordinance asserting no use of the property without some measure of zoning relief; a variance from §27-1101 to permit a towing yard on the property as a use, designated or called a Use 38 Motor Vehicle Repair Use by the Zoning Officer, with variances from §27-1403(16) as applicable; a variance from §27-1719, to permit a fence in the front yard; a variance from §27-1102(B)-(G) as applicable, including §27-2102(2) for any area, dimensional or bulk coverage requirements for an undersized lot; and, a special exception pursuant to §27-1101(1), §27-901(2), and §27-2306, for the use.
