NOTICE IS HEREBY GIVE that the Lower Southampton Township Zoning Hearing Board will hold a public hearing on Tuesday, November 10, 2026, beginning at 7:00 PM at the Lower Southampton Township Administration Building, 1500 Desire Avenue, Feasterville, PA 19053 for the purpose of considering the following applications:

Application Z26-07. Application of El Car Wash PA Feasterville, LLC, located at 2 East Street Road (SR 0132), identified as Bucks County Tax Map Parcel no. 21-007-187 (the “Property”), located in the C2, Heavy Commercial Zoning District of Lower Southampton Township.

Applicant seeks a special exception pursuant to §27-901(2) of the Lower Southampton Township Zoning Ordinance (“Ordinance”) to permit a Use 36, Car Wash, within the C2 Heavy Commercial Zoning District of Lower Southampton Township.

Application Z26-09. Application of Bucks County MGMT LLC, for property, located at 215 & 225 Philmont Avenue, identified as Bucks County Tax Map Parcel Nos. 21-013-003-003 & 21-013-003-002 (the “Property”), located in the BT, Business Technology Zoning District of Lower Southampton Township.

Pursuant to the June 14, 2026 Decision (the “Decision”) for Application Z25-17, Applicant was granted a variance from §27-1101(1) of the Lower Southampton Township Zoning Ordinance, subject to five (5) conditions, to permit an additional use for the sale of motor vehicles.

Applicant now seeks a modification of Condition #1 of the Decision to permit the used car dealership to be open to the public for one hour per week.
